What this means

Land transfer tax works in slices: each rate applies only to the part of the price in its band, which is why bigger homes pay a higher share.

It’s due in cash at closing and can’t be added to your mortgage, so save for it.

How much is land transfer tax in Ontario?

It's charged band by band, from 0.5% on the first $55,000 to 2% from $400,000 to $2 million and 2.5% above that. On a $500,000 home it's $6,475. First-time buyers get up to $4,000 back, so they pay nothing on a home up to about $368,000.

Do you pay land transfer tax twice in Toronto?

Yes. Toronto charges its own municipal land transfer tax on top of Ontario's, at the same rates up to $2 million and higher above $3 million. On a $1 million home, that's $16,475 to Ontario and $16,475 to Toronto. First-time buyers can get up to $4,475 back from Toronto as well.

Which provinces have no land transfer tax?

Alberta, Saskatchewan, Newfoundland and Labrador and the three territories. Buyers there pay a land titles or registration fee instead, which is usually much smaller.

What is the welcome tax in Quebec?

It's Quebec's transfer duties, paid by the buyer. In 2026 it's 0.5% on the first $62,900, 1% up to $315,000 and 1.5% above. Montreal charges more on homes over $552,300, up to 4%.

Do first-time buyers pay land transfer tax in BC?

Not on the first $500,000 of a home worth up to $835,000, which saves up to $8,000. The saving shrinks above that and ends at $860,000. Newly built homes up to $1.1 million are exempt for any buyer.
