  • Home insurance must be in place before closing, and condo buyers may pay a status certificate fee.

How the calculator works

  1. Price, down payment and province: for land transfer tax and any CMHC sales tax.
  2. First-time buyer: for rebates and exemptions.
  3. Other costs: legal fees, title insurance, inspection, adjustments and moving, with typical starting figures.

Example

A first-time buyer paying $650,000 in Ontario (outside Toronto) with 10% down:

Lawyer $2,000
Title insurance $350
Home inspection $550
Sales tax on CMHC insurance $1,451
Adjustments and other $1,000

In Toronto, the city’s own land transfer tax adds about $5,000 more. See the land transfer tax calculator.

Frequently asked questions

How much are closing costs in Canada?

Usually 1.5% to 4% of the price, mostly land transfer tax. Lenders like to see at least 1.5% set aside on top of your down payment.

Can closing costs go on my mortgage?

No. You need them in cash, along with your down payment, by closing day.

Do first-time buyers pay less?

Often. Ontario, BC and PEI cut or refund land transfer tax for first-time buyers, and Toronto has its own rebate too.

What are adjustments?

Your share of costs the seller has prepaid, such as property tax and utilities, worked out to the closing date.
