What this means

Help to Buy gives you back income tax and DIRT you’ve already paid, to put towards the deposit on a new home. It’s your own tax, so it doesn’t need to be repaid.

It’s paid to the developer, or to your mortgage for a self-build, so apply through Revenue early in your purchase.

Do you qualify?

  • First-time buyer (all buyers)
  • Price €500,000 or less, including VAT
  • Mortgage at least 70% of the price (€280,000)
  • Paid income tax or DIRT in Ireland

The home must also be newly built, by a Revenue-approved developer, or a self-build, and you must live in it as your main home for 5 years.

Assumptions in this estimate
  • Help to Buy is the lowest of €35,000 (€30,000 for contracts signed before 7 October 2026), 10% of the price, or the income tax and DIRT you paid in the 4 tax years before you apply. The scheme runs until the end of 2029.
  • Your deposit here is the price less your mortgage. Help to Buy is paid to the developer (or, for a self-build, into your mortgage account) and counts towards it.
  • With the First Home Scheme as well, that scheme’s share is limited to 20% of the price.
  • Stamp duty and legal fees aren’t included.

How the calculator works

  1. The amount: the lowest of €35,000, 10% of the price, or the income tax and DIRT you paid in the last 4 years. USC and PRSI don’t count.
  2. The checks: you must be first-time buyers, the price must be €500,000 or less including VAT, and your mortgage must be at least 70% of the price.
  3. Your deposit: the price less your mortgage. Help to Buy covers part or all of it, and the rest comes from your savings.

Frequently asked questions

How much Help to Buy can I get?

The lowest of €35,000, 10% of the price, or the income tax and DIRT you paid in the 4 tax years before you apply. On a €400,000 new home, that’s up to €35,000.

When does the €35,000 limit apply?

For contracts signed from 7 October 2026 until the scheme ends at the end of 2029. Before that, the limit was €30,000.

Does Help to Buy count towards my deposit?

Yes. It’s paid to the developer, or into your mortgage account for a self-build, and counts towards your deposit. On a €400,000 home with a 90% mortgage, it covers €35,000 of the €40,000 deposit.

Can I use it with the First Home Scheme?

Yes, but the First Home Scheme’s share is then limited to 20% of the price, instead of 30%.
