What this means

Stamp duty is 1% on most Irish homes. Only the part of a price above €1 million is charged more: 2% up to €1.5 million and 6% above that.

It’s paid by your solicitor after you buy and can’t go on the mortgage, so save €4,000 on top of your deposit, along with legal fees.

Frequently asked questions

How much is stamp duty in Ireland?

1% on the first €1 million of the price, 2% on the part between €1 million and €1.5 million, and 6% on anything above €1.5 million. On a €400,000 home that's €4,000.

Do first-time buyers pay stamp duty in Ireland?

Yes. There's no first-time buyer relief, so first-time buyers pay the same rates as everyone else. Help to Buy can help with the deposit on a new home instead.

Is stamp duty charged on VAT for a new home?

No. For a new home, stamp duty is charged on the price excluding VAT, so enter the VAT-exclusive price.

When is stamp duty paid?

Your solicitor files a stamp duty return and pays it, usually within 44 days of the purchase. It can't be added to your mortgage, so budget for it from savings.

Did Budget 2027 change stamp duty?

No. The current rates have applied since 2 October 2024, when the 6% rate on the part of a price over €1.5 million was added.
