What this means

Property tax is set locally, by your county, city and school district. Each works out a value for your home (the assessed value) and charges a rate on it, so the bill on the same home can differ a lot between towns in the same state. Most homeowners pay it monthly with their mortgage, through an escrow account, or in one or two bills a year.

If you itemize deductions, property tax counts towards the deduction for state and local taxes (SALT), with your state income or sales tax: up to $40,400 in 2026 ($20,200 if married filing separately), less for incomes over $505,000.

Assumptions in this estimate
  • A state’s typical rate is what the median homeowner pays in property tax over what the median home is worth: $4,108 on $313,200 in Texas. It’s the usual way to compare states.
  • Actual rates vary by county, city and school district, and your bill depends on your home’s assessed value, which can differ from what it would sell for. Your county assessor or tax collector has the rate and value for your home.
  • Many states lower the tax on a home you live in, with a homestead exemption, a cap on how fast its assessed value can rise, or relief for seniors, veterans or people with disabilities. Enter any exemption you get above.
  • Figures: American Community Survey 2024, median home value (B25077); American Community Survey 2024, median real estate taxes (B25103), US Census Bureau.

How the calculator works

  1. Your home: its value, less any exemption you get, such as a homestead exemption.
  2. The rate: your state’s typical rate, which is what the median homeowner pays over what the median home is worth. If you know the rate for your home, enter it instead.
  3. The tax: the value times the rate, a year and a month, with what the same home would pay at the US average rate.

Examples

Property tax on a $400,000 home at each state’s typical rate:

State Rate A year A month
Illinois 1.92% $7,694 $641
New Jersey 1.89% $7,547 $629
New York 1.45% $5,818 $485
Texas 1.31% $5,246 $437
US average 0.89% $3,562 $297
Florida 0.75% $3,016 $251
California 0.71% $2,828 $236
Hawaii 0.27% $1,089 $91

With a $100,000 homestead exemption, the Texas home is taxed on $300,000, for $3,935 a year.

Why your bill may differ

The typical rate is an average across a state. Your actual bill depends on your county, city and school district, and on your home’s assessed value, which can differ from what it would sell for. In California, for example, a home’s assessed value can rise by no more than 2% a year while you own it, so long-time owners often pay far less than new buyers. Your county assessor or tax collector has the rate and value for your home.

Frequently asked questions

How is property tax calculated?

Your county, city and school district each value your home (its assessed value) and charge a rate on that value. The rate is often given in mills: 1 mill is $1 of tax for every $1,000 of value. Exemptions, such as a homestead exemption on a home you live in, come off the value first.

Which states have the highest property taxes?

As a share of home value, Illinois (1.92%), New Jersey (1.89%), Connecticut (1.66%), New Hampshire (1.46%) and New York (1.45%), based on what the typical homeowner pays and what the typical home is worth (US Census Bureau, 2024). The US average is 0.89%.

Which states have the lowest property taxes?

Hawaii (0.27%), Alabama (0.38%), Idaho and Arizona (0.43%) and South Carolina (0.45%). Low rates don’t always mean low bills: Hawaii’s homes are among the most expensive, so its typical bill is still $2,385 a year.

Is property tax deductible?

Yes, if you itemize deductions. Property tax counts towards the deduction for state and local taxes (SALT), together with your state income or sales tax. For 2026 it’s capped at $40,400 ($20,200 if married filing separately), and the cap shrinks for incomes over $505,000, to no less than $10,000.

How do I pay property tax?

Most homeowners with a mortgage pay it monthly through an escrow account: your lender adds it to your payment and pays the bill when it’s due. Without escrow, your county sends a bill, usually due once or twice a year.

What is a homestead exemption?

A reduction in the taxable value of a home you live in as your main home. Most states have one, and many also cap how fast its assessed value can rise or give extra relief to seniors, veterans or people with disabilities. You usually have to apply to your county once.
